The background

1 Denison Street, is currently the tallest and largest commercial tower in North Sydney. Spanning over 60,000m2 of premium oce space and 2,300m2 of retail space, 1 Denison is at the heart of North Sydney and brings a new level of sophistication with views from all sides of the building. It is now the new home of Channel 9 NEC, fit with studios and amenities including oce space and data center. It is also the home of other major tenants such as Microsoft and SAP.

Our solution

Alerton Australia has designed, supplied, installed and commissioned a cutting-edge Building Management System (BMS) and Energy Management System (EMS) for the base building and across the tenancy fitouts.

These systems will achieve a minimum 5 star NABERS and 5 Star Green Star rating, by controlling the central chilled and hot water system’s feeding the air handling units which is than distributed across all floors with the Variable Air Volume box’s.

Such outcomes are easily possible by using the Optergy Enterprise combined BMS and EMS solution which allows the building to maintain comfort conditions, while simultaneously measuring energy usage throughout the site and controlling the HVAC. The control system is not only hi-tec, it is also extremely robust and reliable allowing us to safely provide unparalleled quality to critical infrastructure for Channel 9.

Results

The BMS & EMS works reached practical completion in June 2020 and the building is well on track to achieve the targeted 5 Star NABERS Energy rating and 5 Star Green Star. The fully integrated Alerton Australia BMS will provide heightened building performance to ensure the ideal indoor environment quality for tenant comfort is maintained. Through online monitoring tools and energy analysis provided by the Optergy EMS, energy consumption will be optimised and opportunities for future energy savings will be highlighted ensuring this state-of-the-art tower continues to achieve their ongoing sustainability goals.
