12 St Georges Terrace is a 11 level office building located on Wellington Street, Perth. Installed in the early 70s, the air conditioning was constant volume dual duct.

Each dual duct mixing box was converted to two independent VAVs, operating in a pressure independent manner. This allowed the system pressure to be reduced from 11000Pa to 350Pa.

This office building houses a number of sensitive government departments, including the Ministry of Justice and associated hearing rooms.
